Builder forward commitments
Builders, Start Here
Each week, Crawdad Lending Team pools homes from builders like you onto a shared forward commitment. You get a below-market rate to market on new construction, without carrying a full commitment on your own.
HOW IT WORKS
Big-builder pricing without the big-builder commitment.
A forward commitment locks in a rate before your homes sell. On your own, that means funding the whole thing. In the pool, you share it with other builders and pay only on the homes that actually sell with it.
Claim your rate
Pick a Conventional or FHA/VA forward. Each rate is priced by the points it costs, so you know your number up front.
Stake your homes
Tell us how many homes and your average price. Each forward has a set dollar amount, so once it’s full, it’s full.
Go live Friday
When the forward fills, it goes active, and your sales team receives marketing collateral and a rate to help you compete.
Add a 1-0 or 2-1 temporary buydown, seller-paid at closing.
Good for the builder, the agent and the buyer.
An incentive you can plan around
Know your cost per loan up front. Share the commitment with other builders instead of funding a full forward alone, and pay only on the homes that sell with it.
A payment story that closes
Lead with a monthly payment buyers can say yes to. A below-market rate gives your conversations a concrete number to work from.
A lower rate for the life of the loan
The forward's rate is a permanent buydown, so your savings last. Ask about a temporary buydown for lower payments in your first year or two.
Let's put a better rate on your next phase.
A quick conversation is all it takes to see if a forward fits your homes.
